Residential Highrise Project
MULTISTORIED RESIDENTIAL COMPLEX – SATELLITE TOWERS AT PUNE
The design was conceived over four (4) acres of lush green land on the north main road in Mundhwa-a residential locality near Koregaon park at Pune. The site is next to 200 acres of forest green cover land offering excellent distant views with westerly breeze.
Client’s brief was simple and mainly consisted of the following various size of condominiums with all supporting recreational and community facilities. Another critical program requirement was the respect for individual family privacy from adjoining building units as well as rational use of natural lights and ventilations in design of dwelling units. Emphasis was also to provide adequate parking facility with large open landscaped areas inhabiting families.

A small community level club accommodating Indoor games, Children’s play area, recreational & health facilities with fully equipped Gymnasia and Swimming Pool.

A large lawn area for Community & Social functions.
In response to the above brief, a conscious decision was taken to initiate the design of buildings with maximum permissible height,(30 meters) so as to leave large open land area for landscaping, parking and other ground level services. (Ground floor on stilt for parking with above nine floors for apartments) Another criterion established was to provide for large sit-out an extension of living spaces and service balcony attached to kitchen with terraces for all the dwelling units in the complex. The top most floors were developed as penthouses with terrace gardens and family swimming pools with semi-covered lounge spaces. All the towers are unified with connecting links to create sheltered pedestrian walk between buildings. Another notable feature is the design of garden entry at first floor level facilitating the families to reach the main landscaped garden area without crossing the parking levels and vehicular street.
Based on the above criteria, the unit plans were evolved keeping in mind the adopted structural system of 150mm th. Shear walls with 150 cm thick brick masonry partitions to avoid any offset in interior spaces, with discreet and judicious use of other construction materials. The layout of main spaces like living hall & bedrooms provides for excellent view of distant greenery with soothing cool westerly breeze. The care was taken to execute the complex with minutest details, needing practically no maintenance. “SATELLITE TOWERS” were designed for anticipated needs with high functional efficiency to enhance the quality of life of occupants.
